The Fynbos

Cape Town, South Africa, Africa

Under Construction · Residential · Biophilic High-Rise Residential · Mediterranean

A 24-storey, 689-apartment residential tower on Cape Town's Bree Street designed as Africa's first fully biophilic building, wrapping the exterior in a 1,200 m² vertical garden of 30 indigenous tree species and 20 shrub species managed by automated nutrient and root-scan systems, with the planted facade acting as the primary passive cooling and acoustic barrier instead of mechanical systems.

Innovation highlights

  • 1,200 m² multi-species vertical garden as primary passive cooling and acoustic envelope, replacing conventional facade cladding
  • Automated root-scanner and nutrient-delivery system monitoring plant health across 50 indigenous species
  • Rainwater harvesting integrated with low-flow fittings and well-point filtration to reduce municipal water draw
  • Rooftop PV panels powering all common areas
  • First building on the African continent to pursue certification as a fully biophilic structure
