Edificio Arco — Net Zero Office Tower

Bogotá, Colombia, South America

Completed · Commercial · Net Zero Carbon Office Tower · Temperate · 2022

A 22-storey commercial tower in Bogotá certified LEED Platinum and targeting operational net zero, using a high-performance double-skin facade calibrated to Bogotá's equatorial highland climate. The facade modelling accounted for the city's narrow daily temperature swing to minimise both solar gain and night-time heat loss without mechanical compensation.

Innovation highlights

  • double-skin facade engineered for equatorial highland climate (2,600 m altitude, narrow diurnal swing)
  • LEED Platinum v4 — one of the first in Colombia
  • on-site renewables combined with verified energy use intensity of under 70 kWh/m²/yr
  • facade parametric optimisation reduced cooling load by 35% vs code-compliant baseline
