A bare concrete chapel and library complex on a beach that pioneered a community-ownership cultural model in Chinese real estate development, with residents co-governing the programme. Structurally the buildings use exposed board-formed concrete to eliminate cladding and reduce lifecycle maintenance costs.

Innovation highlights

  • community co-governance cultural model embedded in real-estate development
  • board-formed exposed concrete eliminating cladding and reducing lifetime maintenance
  • tidal zone siting requiring marine-grade concrete mix design
  • social innovation: resident-owned cultural assets within private development
