A five-storey concrete apartment block in Barking providing twelve below-market homes and workspaces for artists, plus a ground-floor community hall. Tenants pay part of their rent in time delivering free creative activities locally. Flats are highly adaptable and reached by open shared decks. It was shortlisted for the 2023 RIBA Stirling Prize and won the 2023 Neave Brown Award.
