A retrofit that transformed a 1980s Broadgate office into a net-zero commercial building by retaining the existing foundations and much of the steel frame and adding three new floors plus green terraces. Embodied carbon was held to about 389 kgCO2/m2, below the LETI 2020 benchmark. It was shortlisted for the 2022 RIBA Stirling Prize.
