BIM is a process centred on a semantically rich, standards-compliant 3D model where each building element carries persistent attributes (cost, specification, maintenance intervals). It solves fragmentation and rework in design-to-construction-to-operations workflows by enabling clash detection, automated quantity take-off, and single-source-of-truth coordination. UK government mandate (BIM Level 2, 2016 onwards) and ISO 19650 adoption have driven deployment across public and major private projects; Common Data Environments (CDEs) are now standard practice on large schemes, though operational handover and digital twin integration remain inconsistent.

For a senior specifier the question is no longer whether to use BIM but how to structure model ownership, LOD requirements, and CDE governance to ensure the information actually reaches the people who need it.

However, evidence is mixed on claimed benefits: clash detection and quantity accuracy are well-demonstrated; ROI and operational handover quality are context-dependent and often overstated. SME adoption remains low (cost and training barriers). Digital twin integration (the frontier claim) is exploratory—most operational CDEs remain static post-handover. No evidence of universal cost-benefit across project types or geographies. IFC interoperability standards exist but vendor lock-in (Revit dominance) persists.
