Cloud-based IAQ monitoring hardware + dashboard auto-generating WELL/LEED compliance reports.
Kaiterra Sensedge monitors CO₂, PM2.5, TVOCs, temperature, and humidity in real time, streaming to a cloud dashboard that auto-generates compliance documentation for WELL v2, LEED v5, and RESET Air standards. It addresses the shift from intermittent spot-check certification to continuous performance verification now mandated by v2/v5 standards. Data is aggregated and reported via automated templates, eliminating manual log compilation.
Kaiterra's Sensedge platform turns indoor air quality from an episodic spot-check into a continuous data stream — CO2, PM2.5, TVOCs, temperature and humidity feeding a dashboard that auto-generates WELL v2, LEED v5 and RESET Air compliance documentation. That matters because the certification schemes themselves have shifted to continuous verification, and manual log compilation is exactly the burden this removes. Deployment evidence is meaningful: Salesforce across 26 buildings, IWBI's own headquarters, 150M sq ft of operational data, and one provided evidence item on record. The dependencies to price in: the system lives on cloud connectivity and the vendor's platform, sensor placement and calibration strategy determine whether the numbers mean anything, and drift over time is unquantified in the public claims. There is a subtler risk too — automated compliance reporting can mask root-cause HVAC problems if the team treats the green dashboard as the goal. Strong fit where WELL or LEED certification is already committed; weaker as a standalone IAQ improvement play.
Source page is marketing-heavy (HubSpot template noise), but claims are anchored by verifiable third-party deployments: Salesforce case study exists; IWBI headquarters use is public (WELL Platinum certification directory); RESET Grade B certification is third-party audited. No independent testing data or peer-reviewed performance validation found in public sources. Dashboard export accuracy and WELL/LEED report compliance not independently audited. Lack of evidence on: sensor drift/calibration intervals, battery life in mobile units, false-positive/negative rates for TVOCs, API/interoperability limits, pricing per unit or per-project cost model, and historical performance benchmarks.
