Keep the structure; re-clad and re-plan instead of rebuild.
The existing structure and core are kept and re-clad/re-planned instead of demolished, capturing embodied carbon already in the building while modernising performance and amenity. Reuse of the frame is faster and lower-carbon than rebuild on a constrained City site.
Rather than demolishing and rebuilding, this approach retains the existing primary structure and core, re-cladding and replanning the interior to meet current performance and amenity expectations while keeping the embodied carbon already locked in the frame. On a constrained City site the time and programme advantage over a full rebuild is real: the structural frame is typically the longest lead item, and starting from an existing one compresses the pre-construction sequence. The carbon logic is also well-established in principle — retaining a concrete or steel frame avoids the carbon-intensive processes of demolition, material production and re-erection. What this record does not supply is project evidence: no documented deployments, no verified carbon savings, no cost benchmarks, so the claims remain asserted rather than demonstrated. A specifier's key due-diligence questions are whether the existing frame can actually carry revised loads (floor-to-floor, plant, new facade), what condition surveys reveal, and whether planning consent for a partial-retention scheme is achievable — all project-specific variables that the methodology itself cannot resolve.
