District heating routes hot water from a central energy centre to individual homes through an insulated pipe network, replacing the boiler-per-dwelling model with shared generation that can be decarbonised once — swapping a gas boiler for a heat pump or waste-heat source at the centre rather than retrofitting hundreds of homes separately. The principle is well-established in dense European urban neighbourhoods and is increasingly the default assumption in UK large-scale masterplanning, so it is not experimental, but performance depends heavily on network density, pipe heat losses and the actual heat source deployed. For design teams, the case rests on the long-term fuel-switch argument: residents are insulated from boiler replacement decisions and the carbon trajectory is controlled centrally. The risk a specifier should weigh honestly is that district networks carry upfront infrastructure costs and governance complexity — a management entity must operate the system for decades, and poorly run or under-dense networks have historically delivered worse economics than individual systems. No evidence beyond the project's own stated intent sits on this record, so operational performance data from comparable schemes should be sourced before committing the masterplan to a network topology.
