Mechanical and electrical systems are minimised by first reducing demand through Passivhaus fabric, orientation and shading. The reduced load allows simple, low-energy services and a clear path to later heat-pump conversion, cutting both running cost and complexity.
Designing the fabric first — Passivhaus levels of insulation, airtightness, solar control and thermal bridging management — before sizing the mechanical and electrical systems is the correct sequencing for low-energy housing, because every watt of demand reduced through the envelope is a watt that the services engineer does not need to deliver, store or control. The corollary benefit of simple, low-mass services and a clear heat-pump conversion pathway is real: highly serviced low-performance buildings are expensive to decarbonise retrospectively, while a Passivhaus shell can be heated by a small heat pump from day one. The record provides no as-built performance data — no airtightness test result, no monitored heating demand, and no resident comfort survey — which means the approach as described is a design intent rather than a verified outcome. For a specifier, the risk to manage is the gap between design and construction quality: Passivhaus fabric performance is sensitive to workmanship at junctions and penetrations, and a scheme that achieves the approach conceptually but not in execution will still face high-energy bills.
