Real-world retrofit testbed using IoT sensors to validate HVAC and lighting performance in occupied buildings.

BSRIA converted one or two floors of its Bracknell headquarters into an instrumented living laboratory, deploying exemplar HVAC and lighting systems with embedded IoT sensor networks to measure air quality, thermal comfort, and illuminance under actual occupancy. The approach addresses the industry's persistent credibility gap between controlled lab testing of building services products and their true in-use performance, generating post-occupancy evidence to inform procurement and design decisions. An open Innovation Challenge (launched March 2024) invited vendor participation; retrofit completion was announced early 2025, but independent results and peer-reviewed findings remain unpublished as of mid-2026.

BSRIA's conversion of its Bracknell headquarters into an instrumented post-occupancy testbed addresses a real and persistent problem: manufacturers publish lab performance data, but in-use performance of HVAC and lighting systems under real occupancy diverges in ways that rarely reach the design community. The concept is sound — an open Innovation Challenge inviting vendor participation, dense IoT instrumentation generating continuous performance data on thermal comfort, air quality and illuminance in an occupied building. Eighteen months after the announced retrofit completion, however, no independent results have been published, the challenge URL is inactive, and the vendor participants are undisclosed; the value of this initiative depends entirely on what it discloses next, and the opacity so far is itself a risk signal. The single-building limitation is real too: two floors of one headquarters in Bracknell do not represent diverse building ages, climates, or occupancy types. For a specifier, the living laboratory concept is worth understanding as a model — particularly the way it frames post-occupancy evidence as a shared industry asset — but any design decisions grounded in its findings should wait until the data is actually public and independently reviewed.
