All heating, cooling and hot water are delivered electrically (heat pumps), with no fossil-fuel combustion on site, and powered by a 100% renewable electricity contract. This removes operational carbon from regulated energy and aligns the asset with grid decarbonisation.
Removing gas from the building entirely and pairing heat pumps with a 100% renewable electricity contract eliminates regulated operational carbon on paper and aligns the asset's long-term carbon exposure with grid decarbonisation — a coherent strategy as UK and European grids become progressively cleaner. All-electric heat-pump buildings are now common enough in new commercial and residential construction that the technology risk is low, and the direction of travel in both regulation (Future Homes Standard, Part L uplift) and mortgage lending means it is increasingly the default rather than the innovation. The honest caveat is that a renewable electricity contract does not guarantee real-time renewable generation and should not be represented as zero-carbon unless backed by hourly matching, and heat-pump efficiency (CoP) at design conditions must be confirmed to meet the building's peak heating load — a poorly specified heat pump in a poorly insulated building achieves neither the energy saving nor the carbon benefit. The record carries no post-occupancy energy data, so actual CoP and carbon performance is unverified.
