Natural materials are chosen over engineered alternatives, including clay tiles, brick fired within 40 miles of site and European oak, to cut transport and embodied carbon. Specifying local, low-processing materials lowers the carbon and supports a net-zero embodied target alongside EPC A operation. It also suits the conservation-area character.

Specifying clay tiles, brick fired within 40 miles of site and European oak as a deliberate low-transport, low-embodied-carbon strategy is coherent and increasingly defensible in lifecycle assessment terms — transport and processing energy are meaningful contributors to embodied carbon for heavy materials, and regional sourcing is one of the few specification levers that genuinely reduces them rather than displacing the impact to a different boundary. The dual benefit — supporting a net-zero embodied target while suiting the conservation-area character — is not contrived; vernacular materials tend to be locally available precisely because earlier builders made the same selection logic that this approach restates in carbon terms. Evidence state is claimed, and the actual embodied carbon performance depends on verified supply chain distances and LCA methodology applied consistently; 40 miles is the claimed radius for brick but the verification of that supply chain at scale is an ongoing procurement obligation, not a one-time design decision. The practical risk for a specifier is supply: locally fired brick and clay tile at the volumes required for a full scheme need to be confirmed with the manufacturer before the specification is locked, as small regional producers have capacity constraints that national suppliers do not, and a specification that cannot be sourced at the right point in the programme creates late substitution pressure. The oak specification for linings and joinery has less supply sensitivity but requires FSC certification and origin documentation to substantiate the carbon claim.
