Factory-built volumetric modules integrate structure, services and finishes in a controlled environment and are craned into final position on site, with claimed tolerances around 2 mm and significant reductions in on-site labour time and waste compared with traditional wet construction. The proposition is credible in principle — factory assembly does remove many of the weather, sequencing and labour-quality variables that drive programme and quality risk in conventional residential delivery. The record carries no supporting evidence, so the 2 mm tolerance and programme saving claims are asserted rather than demonstrated on this entry; the broader modular housing sector does have published case studies, but they also document the significant upfront coordination cost required to lock module dimensions before manufacture. The critical constraint for a specifier is the loss of design flexibility once modules are ordered: late changes are disproportionately expensive, which means the design must reach a much higher maturity before commitment than conventional procurement allows. Site logistics — crane access, laydown, road closures — also need to be confirmed early, since they can determine feasibility on constrained urban plots.
