Increasing the internal volume of a heritage building by digging down to form a lower level and adding a new roof above the existing eaves is a well-proven move in adaptive reuse, particularly for London basements and tight urban heritage contexts — it adds usable area without altering the historic streetscape or footprint. In a theatre context the benefit is functional: the fly tower and stalls depth that a performance space needs are often simply unavailable in a building designed for another use, and this tactic can unlock both. The structural logic requires careful underpinning of existing foundations before excavation begins, and the sequence — excavate, underpin, form new slab, install new roof structure — is longer and more expensive than equivalent new build.
