Targeting NABERS Design for Performance alongside BREEAM Outstanding is a material step beyond typical certification practice because NABERS DfP is a commitment to be measured after occupation, not just modelled at design stage — it closes the long-standing performance gap that lets buildings claim high ratings while consuming twice their predicted energy in use. The combination of a measured-outcome rating scheme with BREEAM's input-based assessment creates a dual accountability structure that is unusual, and for a specifier at concept stage it represents a credible signal that the client is serious about operational carbon rather than just planning credits. Evidence state is claimed and this record reflects a design-stage target, not a verified operational outcome; the actual NABERS score will only materialise after twelve months of occupation data. The key risk is that NABERS DfP requires contractual performance commitments across the supply chain — including the contractor and building operator — which adds procurement complexity and can trigger liability discussions that standard projects avoid. If those commitments are not baked into the contract early, the performance rating becomes aspirational rather than contractual, and the differentiation it claims largely disappears.
