The loose-fit, robust structure lets studios, workshops and teaching spaces be reconfigured over the building's life. Designing for adaptability extends the useful life of the asset.

Modelling a new education building on 19th-century factory construction — generous floor-to-ceiling heights, a robust gridded concrete frame, and warehouse-scale windows — is a long-life, loose-fit strategy: it accepts that the specific uses of the building will change over its life and designs the structure to accommodate that change without requiring major intervention. The precedent is well-founded; some of the most successfully repurposed buildings in UK cities are Victorian industrial frames, and their adaptability was not designed, it was an accidental consequence of overbuilt structure and generous space. What is different here is the intentionality — this is deliberate over-engineering for flexibility rather than historical accident. The evidence is self-reported with no independent structural assessment, lifecycle cost analysis or adaptability audit cited, so the long-term performance claim rests on design intent. For a specifier, the honest question is whether the additional structural cost of over-building for adaptability is priced in and owned by the client, and whether the design achieves genuine loose-fit flexibility or just the appearance of it; generous heights are a necessary but not sufficient condition for true adaptability.
